Kilburnie was one of many land blocks taken up at the turn of the last century during a period of rapid expansion in the area and the promise of a railway line to be extended to Broomehill. The property is located 25 kilometres west of Broomehill fronting Etna and Warrenup Roads.

Kilburnie's earliest title is dated 1899 covering an 80ha conditional purchase block part of a 947ha property taken up by the McDonald family. In years to follow more titles were taken up and today Kilburnie consists of four titles and 19 individual locations.

Kilburnie typifies the Flat Rocks Broomehill farming area with undulating well drained land and original timber comprising Red Gum, Jam, Wandoo and Flooded gum. Soil types range from red granite loam, gravelly loam to well drained flooded gum country. Added is a farm rainfall record showing for the last eleven years an average rainfall of 480 ml per annum.

Two natural springs and a historic well are suitable for livestock along with farm water supplied through 24 dams, three tanks and five troughs designed to provide reliable water.

The farm is beautifully protected with strategic tree planting providing shelter belts through which stock can be easily moved. Kilburnie is fenced with ringlock on wood and steel posts into 25 main paddocks with a laneway system providing ease of stock and machinery movement throughout the property to the sheds and yards.

On Kilburnie as new livestock handling facilities constructed of steel "Aussie" sheep yards with a 750 head handling capacity located adjacent to the four stand traditional long board shearing shed plus plenty of undercover holding area for sheep inside the shed.

Grain storage includes 4 x 1000 bushel, 2 x 2000 bushel and 1 x 1500 bushel elevated silos. A sliding steel roof bunker with cement floor and walls provides storage for fertiliser.

Kilburnie homestead was constructed in 1929 built from bricks fired on the farm and ranks alongside other notable Broomehill homesteads built in the same era.
