About this listing
Kiawa, Youngs & Dewars presents an opportunity to acquire a reliable, low cost farming unit with ample livestock infrastructure.

Located 14km south east of Morawa, 'Kiawa' comprises of 1680 arable hectares and 380ha of saltbush grazing, with the balance being remnant bush and replanted trees. Unarable areas are fenced off to maximise the property's grazing value and support a sheep enterprise.

Youngs and Dewars are located 3km north of Perenjori (opposite the local CBH facility), totalling 950ha arable. The landscape across all properties is considered flat to slightly undulating.

- The property has a productive balance of soil types; primarily York Gum red loam and mallee sandy loam, with a lesser area of gravelly loams. Cropping choices are not limited by soil type with wheat, barley, canola and lupins all suitable to consider.

- Soil health and amelioration has been a continual focus of the owners, with lime and gypsum applications supporting a 1.59t/ha wheat average over the past 10 years. Deep ripping to 400mm has been undertaken where appropriate to mitigate hardpans.

- The property has a sound nutrition base, with at least district average P rates (8-10kg / ha) applied annually in the cropping phase and a history of trace element applications via the cropping fertiliser. 20-30kg / ha urea is banded at seeding, with balance of N applied post emergent as required. Soil tests are available on request.

- Enterprise choice is a feature of the properties with 2 x 4 stand shearing sheds, steel yards, well maintained fencing and an extensive water network (almost all paddocks have a water point) providing easy & efficient livestock management. This is complemented by a 4 x 2 air-conditioned homestead, 30m x 9m GP shed, 12m x 9m workshop, 4 x 2000bu silos, 250t fertiliser shed and 1 x 60,000L liquid fertiliser tank.

- Water is well supplied on 'Kiawa' by 4 interconnected bores and is suitable for domestic, stock and spraying purposes. The water on 'Youngs' and 'Dewars' is supplied by a solar equipped bore and supplemented by scheme on the southern end of the property.

Inspection is highly recommended.
