'Warragai Park' comprises of 1997ha in total, with 1200ha considered arable. The soil types consist of gravelly loam, gravelly loamy sands, sand over gravel and lesser areas deeper sands. The property receives approximately 450mm rainfall annually, with the vast majority received in the growing season from April to September. The 15 main paddocks are subdivided by ringlock and steel post fencing in good to fair condition.

Water supply is secure, of sound quality and in plentiful supply. The main bore supplies 5 water points at a rate of 3,600l/hour and is suitable for livestock, spraying & domestic purposes. This is supplemented by shed catchment into 3 x 50,000litre concrete tanks. A windmill equipped bore feeds a small dam on the north eastern side of the property.
